Sliding door hard to open? Roller replacement and costs in Sydney

A sliding door that drags, jumps or needs two hands usually has grit in the bottom track or worn rollers. Clean the track and adjust the rollers first; replace the rollers when adjusting no longer helps.

The short answer

Vacuum the bottom track and clear the drain slots first. Aluminium door makers recommend a light dry silicone spray on a clean track. Avoid oil or grease, which holds grit. If the door still drags, turn the roller adjusting screws at the bottom ends of the door a little to lift it off the track. Rollers that are cracked, flat-spotted or seized need replacing, which means lifting the panel out: a two-person job. Airtasker publishes $140–$213 as the average cost of sliding door repair in Sydney (updated 7 October 2026). In a strata building, the balcony door is usually common property, so report it to the strata manager first.

Why a sliding door gets hard to open

Open and close the door slowly and listen. Grinding or crunching means grit in the track. A door that bumps at the same point every time suggests a damaged track or a flat spot on a roller. A door that has dropped and scrapes along its whole length usually needs its rollers adjusted or replaced.

  • Dirty bottom track: dust, sand and leaves pack into the track and stop the rollers turning. This is the most common cause.
  • Rollers set too low: the bottom rail of the door rubs on the track or the sill.
  • Worn rollers: plastic wheels crack, wear flat or seize. Alspec’s care guide excludes rollers from its warranty as moving parts, so expect to replace them over the life of the door.
  • Damaged track: a dent, a raised bump or corrosion in the rail makes the door catch at one spot.

Clean the track and adjust the rollers first

Stegbar, an aluminium window and door maker, recommends vacuuming tracks regularly and cleaning them yearly with “a light dry lubricant silicone spray”, which it says makes “the sliding action much smoother”. Alspec also advises keeping sills and drainage slots “free of dust and grit”. Avoid oil or grease on the track: it holds the grit that caused the problem.

Most aluminium sliding doors have an adjusting screw at each bottom end of the door. Turning it raises or lowers the roller at that end. Make small turns at both ends, keep the door level, and stop when it slides without rubbing. If the screws spin without changing the height, or the door still drags at a good height, the rollers themselves are worn.

Sliding door roller replacement

New rollers go in with the panel out of its frame. The door is lifted up into the head track until the bottom clears the rail, then swung out at the bottom. The old roller housings are unscrewed from the bottom rail and matching rollers fitted, then the panel is lifted back in, adjusted and checked.

Glass sliding doors are heavy. By our arithmetic from Viridian’s published glass weights, a 2.1 m × 0.9 m panel of 6.38 mm laminated glass is about 29 kg (1.89 m² × 15.4 kg per m²) before the aluminium frame. Lift it with two people, carry it upright and lean it somewhere it cannot slide or fall.

Take an old roller with you when buying parts. Rollers vary by door brand and frame profile; the wheel size, housing length and screw positions all need to match.

AUD figures as published, checked 22 October 2026. Third-party guides, not quotes from this website or a Bankstown average. The rollers your door takes, the number of panels and the track’s condition change the price.

For a quote, say whether it is a patio, balcony or wardrobe door, roughly how wide the panel is, what happens when you slide it, and whether it is a house, a unit or a rental. A photo of the bottom corner of the door helps identify the roller.

Strata balcony doors: who arranges the repair

In a unit block, the balcony sliding door is usually common property. NSW Government strata guidance lists “Balconies and balcony doors” among the repairs that, in most cases, are the owners corporation’s responsibility, and says “The owners corporation plans and pays for repairs to common property”. Owners should ask the strata manager or strata committee; tenants should ask their landlord.

Each scheme can differ. The NSW common property memorandum, which applies in schemes that have adopted it, puts balcony doors with the owners corporation (unless the strata plan was registered before 1 July 1974), and a common property by-law can make an owner responsible for maintaining part of the common property. Check your strata plan and by-laws before arranging the work yourself. The same memorandum puts built-in wardrobes with the lot owner.

When it is a glazier’s job, not a roller repair

Replacing rollers is a hardware repair on an existing door. Cracked or broken glass, a new glass panel or a replacement door frame is different: NSW lists glazing, including installing glass in door panels, as its own licensed trade category. If the glass is damaged, keep clear of it and call a glazier.

A door that suddenly sticks along with new cracks in the walls around it can point to movement in the building rather than the door. Have that checked by a builder before paying for new rollers.

Minor repairs and maintenance.

This service covers minor, non-structural work. Residential building jobs are limited to $5,000 in total, including labour, materials and GST. Electrical, plumbing, gas and other specialist trades are outside this service. The limit applies to the whole job; work cannot be split into smaller invoices to avoid licensing. Questions about this guide

Why is my sliding door so hard to open?

Most often the bottom track is packed with grit, or the rollers have dropped or worn out. Vacuum the track, then try adjusting the roller screws at the bottom ends of the door before replacing anything.

What lubricant should I use on a sliding door track?

Aluminium door makers such as Stegbar recommend a light dry silicone spray, applied to a clean track. Oil and grease collect dirt.

How much does sliding door roller replacement cost in Sydney?

Airtasker publishes $140–$213 as the average cost of sliding door repair in Sydney (updated 7 October 2026, GST not stated). One repair company’s own stated Sydney average for roller replacement was $220–$280 (July 2025).

Can I replace sliding door rollers myself?

It is possible if you can buy matching rollers, but the panel has to be lifted out, and a glass door is heavy. Use two people and keep the glass upright.

Who fixes a balcony sliding door in a strata unit?

Usually the owners corporation, because balcony doors are generally common property in NSW. Owners should contact the strata manager or committee, and tenants their landlord. Check the strata plan and by-laws for your scheme.

Can rollers be replaced on a sliding wardrobe door?

Yes. Wardrobe doors use smaller rollers than patio doors. Note the door brand and take a photo of the roller so a matching part can be found.
